Senator Ned Nwoko has voiced his opposition to landlords demanding one-year rent deposits, deeming it unjust.

He expressed this stance during an interview with Arise Television on Thursday, highlighting the financial strain on Nigerians and asserting that this practice is uncommon in other countries.

The senator proposed a bill, the One-Month Rent Limitation and Landlord Registry Act, in response to this issue. He emphasized that his decisions for the country are well-informed, stating, “When I proffer solutions to the problems of Nigeria, I talk from an informed position.”

Nwoko criticized the prevailing practice of requiring Nigerians to make substantial rent payments for extended periods, considering the low salary scale in the country. He argued that demanding such payments places undue burden on individuals, potentially leading to dishonest and harmful actions to secure the funds. He compared this to international norms, citing the UK and America where one-month rent in advance is the standard.

To address this issue, Senator Nwoko proposed the establishment of an agency responsible for creating structured data for properties in Nigeria and regulating laws related to rent payments. He highlighted the need for a comprehensive database of properties in the country, developed or not, to facilitate effective planning and implementation.

The proposed agency would manage the history of rentals, providing landlords with information about their tenants and offering relief to tenants with limited monthly obligations. Nwoko explained that both landlords and tenants would be obligated to register their tenancy agreements with the agency within two weeks of signing. Failure to comply would result in penalties.

Discussing the implementation of this proposal, Nwoko emphasized the role of the federal government, suggesting that once a federal agency takes the lead, state-level agencies will follow suit. He emphasized the need for government regulation to protect the interests of the people and ensure a fair and efficient rental system.
